Buyers agent fee structures vary across the industry. Some agents charge a percentage of the purchase price, which means their fee increases the more expensive your property is. Once you've identified the right suburb, the best properties are determined by microdata within that location: whether the property sits in a higher socioeconomic pocket, the quality of the surrounding streetscape, and the fundamentals of the specific site. As a rule, avoid properties directly under power lines, positioned at the end of T-intersections, within flood zones, or in close proximity to bushfire-prone areas — these factors can significantly impact both liveability and resale value.
